We ensure all tenants that go into our landlord's properties are properly referenced. This includes credit checks, due diligence, previous landlord and agent references as well as character references. We do our best to ensure that the tenant is a good fit for your property

We advertise our managed properties on Zoopla and Prime Location and ensure we take clear pictures of each property to show them off at their best. We can take high-quality virtual tours of the property so that prospective tenants can get a great feel for it before they see it in person. Quarterly Inspections

We will inspect the rental properties quarterly to ensure everything is in order, there is no damage and the tenant is happy. We will also take photos to send to the landlord as proof the property is being looked after. If we notice any damage or repair we inform the landlord to keep them updated at all times to ensure that small issues do not turn into big problems.

Rent Smart Wales Compliance.

When renting a property in Wales all landlords must be registered with Rent Smart Wales (RSW). You will not need a landlord license for this but you will need to be registered as a landlord. Inventory Preparation

On commencement of the tenancy, we will provide an inventory listing the property's contents and the condition that it is in. This helps massively when it comes to returning the deposit at the end of a tenancy.

Repairs & Maintenance

We will arrange for trades to carry out repairs at the property if needed. Urgent repairs are dealt with within 24hrs and non-urgent repairs are dealt with within seven working days. Being proactive with the repairs is a great way to keep your tenant happy. It is also a good way to ensure that your property is being looked after appropriately and that there are no issues that are not brought to your attention.

Gas and Fire Safety

Before letting a property we must ensure that it is up to regulation, is fire safe, and has an up-to-date gas safety and electrical certificate. We have reliable engineers we can instruct to ensure that your property is up to standard and meets regulations. From December 1 2022 it’s also a legal requirement in Wales to have wired in CO2 and fire alarms rather than battery operated.

An EPC certificate summarises the energy efficiency of the building. Having an EPC on a property is a legal requirement. The law states that the minimum grade EPC for a rental property is an E. If your property does not have one already we can arrange for an EPC to be carried out on the property. EPCs are valid for ten years and it is a legal requirement that you have an up-to-date one when renting or selling a property.

Tenant Changeover

We can manage all repairs and organize post-tenancy cleans before a tenant changeover. This is often done at short notice and can be stressful if self-managed. We also handle the checkout process and all communication concerning deposit disputes. We can make sure that meter readings are taken pre and post-tenancy to ensure that the utilities are covered appropriately.
